When is the best time to Buy or Sell a home?
Short answer: When you are ready! Many do try to “time” their Purchase or Sale in the Spring and Summer but there is so much more to consider. Spring and Summer does mean more options coming on the marker or more competition when you are selling. A big factor is also considering if you are planning to buy after you sell. How long will your home likely take to sell? Is what you are buying readily available or is it very unique and we will need time to shop for the “right” option? The best time is when you are ready, let’s have a meaningful discussion to identify our goals, determine the best option to move forward and work together on the game plan that works best for you!

How much do you charge for commissions?
Our associates are paid based on the sale of the home. As your Buying representative, we help you find the very best option on the market and is compensated by the seller. On average, buying commission is 3.5% on the first $100,000 and 1.5% on the balance of sale price+GST paid by the seller selling the home. Regardless of how long it takes or distances travelled to help you find the right option, we are here with you every step of the way no matter the home how big or small. On the sale of the home, we are a premium boutique selling experience customized to your home. Our rate is 8.5% on the first $100,000 and 3% of the balance+GST total which includes consideration for both Buying and Selling side. This is our all inclusive service that’s curated for the potential buyer of your home in mind. This is no easy feat as it includes added value for all of our listing including matterport 360 tours, floor plans, measurements report, HDR photography designed to reflect the lifestyle experience of the home, custom signage featuring your home and a direct, pro-active representation from us to get your home to sold while taking into consideration of your interest and requirements in mind. We are steps above the “standard”, if you are looking for an agent that treat your home with the love, appreciation, hard work and attention deserving, ARIVL is the team for you.

While working together on a business plan that work for you, we begin the process of building out a brand that works for you! Starting a new business is very expensive, our initial offerings help you hit the ground running, focused on learning how to build a business the right way and gives you everything you need, in a community full of hard working, dedicated professionals that wants to deliver an elevated level of Real Estate service focused on brand growth and passion on helping people together. I am in the process of getting my licence or starting my first year in Real Estate, what do I need to know?

No desk fees? How much will it cost for Associates to work at ARIVL?
We don’t believe in charing our agents a pesky, recurring, monthly desk fee! Let’s say you have a really great months of the year and your goal in life is to take 1-2 months off, our brokerage is for you. We succeed when you succeed, our cost comes off each transaction, it reflects our work and effort to help you see this transaction through. There are 4 main deduction adjusted based on each transaction. Deal fee (.1% of sale price), Technology fee (1% of commission), Advertising and Marketing (1% of commission) and Franchise fee (1% of commission). For a $350,000 home based on a 3.5/1.5 commission rate, our deduction will be $567.5+GST. If you want to take time off, go for it, there will be no extra bill waiting for you but if you want to break record sales, we are here to help get you there! Finally, a flexible rate plan that works for you!
