What is an Exclusive Seller Representation Agreement?
When you sign this agreement with ARIVL, you are giving us the exclusive right to market and sell your home. This means:
- ✔️ Only ARIVL can list and sell your home during the agreement period.
- ✔️ You cannot work with another brokerage during this time.
- ✔️ Our team is legally committed to acting in your best interest.

Your Responsibilities as the Seller
To ensure a successful sale, there are a few things we need from you.
📌 Listing Price & Property Details (Clause 1.2)
- You will set a listing price for your home.
- It’s up to you to determine if GST applies to your sale.
📌 Real Property Report (Clause 5.1a)
- You must provide a Real Property Report (RPR) with compliance from your municipality.
- Not having an RPR can cause delays or legal issues at closing.
📌 Insurance & Home Condition (Clause 5.1b & 5.1d)
- You must keep your home insured until the sale is finalized.
- You must disclose any major defects that could impact the sale.
👉 Tip: If you have leased items (hot water tanks, A/C units, solar panels), we’ll need to disclose them in the listing.
