FEBRUARY 2019 EDMONTON CONDOMINIUM REAL ESTATE MARKET UPDATE


In Edmonton right now:

  • There are currently 1876 active condo listings
  • Average DOM (Days on Market) is 82 days with an average listing price of $267,202
  • 183 listings sold last month with an average DOM of 91 days and an average sale price of $210,448 (listing price of $219,995)
  • We have 9.8 months of inventory with buyers and sellers negotiating ~95.7% sales to asking price

In Zone 12 (Downtown & Oliver)

  • 240 active listing in Downtown with an average DOM of 85 days and listing price of $411,111
  • Only 22 sold last month with an average DOM of 83 days and Average selling price of $275,040 (listing price of $287,827)
  • We have 10.9 months of inventory with buyers and sellers negotiating ~95.6% sales to asking price

What we see:


  • Listing activity has picked up slightly from last month with a 7.8% increase in active listings with a 10 day increase in DOM to sell with a 1.9% increase in average selling price.
  • Condos downtown options increased by 22% as more sellers put their home up for sale ahead of the spring market while units sold generally remain the same but a dropped in almost 30 days for average DOM.
  • Buyers in the market right now are considered leaders in the industry wanting to take their time with their search, done their home work on the market and prepared to make offers if the price makes sense. These buyers should be taken seriously and have strong motivation to move forward with the right opportunity!
  • Sellers in the condo market continue to face challenges in selling with fierce competition and low demand. That being said, homes are selling as long as the right strategy is applied in terms of pricing, marketing and patience!
