Understanding the Listing Agreement

There are a number of elements to the Exclusive Seller Representation Agreement to take into consideration before signing off on the agreement

Full Legal Name on Agreement

  • Full Legal name of the seller that match the owners shown title
  • If legally married, both parties to be on the Agreement with Dower Right Acknowledgements

Goods Included

  • Goods not attached but included match what's in the property
  • All goods attached are in normal work order and free and clear of all loans

Legal Description 

  • Includes all Tited spaces such as unit, parking and storage
  • Any Assigned or Lease Space further outlined in the Condominium Property Schedule

Listing price 

  • To include applicable GST if new home sale

Listing Term 

  • We only list for 90 days 
  • Any longer,  the days on market will appear too old and stale

Bareland condo 

Dower Consent

  • Acknowledgement for both the sale and purchase will need to be completed and notarized

Required Disclosures and Acknowledgements

  • Must disclose any defects known in the home that will be great expense to repair and affect market value
  • Must disclose any government or local authority notices as well as lack of permits for any development on the property
  • Material latent defects are hidden defects that are hidden and not discoverable through a reason inspection and must be disclosed to avoid any legal repercussions

Commissions Payable

  • Our fee for service is listed 8.5% of $100,000 and 3% of the Balance+GST
  • This will cover both the Buyer's agent and Seller's agent end
  • Only payable if your home sells. Zero cost up until closing.
  • Our fee includes everything it takes to sell your home except for lawyer closing costs, property taxes and condominium documents

Protection of Personal Information

  • We will not use your information in any other way other than to verify legal identify and confirm your authority to sell the home
  • Your name will be listed as the "Seller" in private internal system for Real Estate Agents, your info will not be publicly posted
  • The Buyer's agent will see your info on the internal system and verify seller's info on the title

Early End to the Agreement

  • We are happy to accommodate you whatever the situation is! Sometimes life changes, let us know and we are happy to work together with you on making the agreement work for you!
