There are a number of elements to the Exclusive Seller Representation Agreement to take into consideration before signing off on the agreement
- Full Legal name of the seller that match the owners shown title
- If legally married, both parties to be on the Agreement with Dower Right Acknowledgements
- Includes all Tited spaces such as unit, parking and storage
- Any Assigned or Lease Space further outlined in the Condominium Property Schedule
- To include applicable GST if new home sale
- We only list for 90 days
- Any longer, the days on market will appear too old and stale
- Acknowledgement for both the sale and purchase will need to be completed and notarized
- Must disclose any defects known in the home that will be great expense to repair and affect market value
- Must disclose any government or local authority notices as well as lack of permits for any development on the property
- Material latent defects are hidden defects that are hidden and not discoverable through a reason inspection and must be disclosed to avoid any legal repercussions
- Our fee for service is listed 8.5% of $100,000 and 3% of the Balance+GST
- This will cover both the Buyer's agent and Seller's agent end
- Only payable if your home sells. Zero cost up until closing.
- Our fee includes everything it takes to sell your home except for lawyer closing costs, property taxes and condominium documents
- We will not use your information in any other way other than to verify legal identify and confirm your authority to sell the home
- Your name will be listed as the "Seller" in private internal system for Real Estate Agents, your info will not be publicly posted
- The Buyer's agent will see your info on the internal system and verify seller's info on the title
